Make a connection!

We love new friends. We’ll shoot you a text asking for some information on your new home. Your budget, desired location, what you do for fun, move in date, and anything else you might want us to know.

Investigation

We call and/or email all of the properties that fit your criteria to see what their availability is. We then send you a “fully comprehensive” search with names, prices, sqft (and sometimes even videos of the units if we have them). This will allow you to continue to scroll TikTok, online shop or get more work done while we do all the heavy lifting.

Touring Time

You’ve picked your favorites and we set up the tours for you. After your tours we follow up with you to see which one you like the best. If you find a property we don’t recommend, let us schedule the tour (and get credit as your apartment locator) we will give you a $50 Amazon Gift Card when you move in. It's our, “you did our job” reward!

Time to Apply

You’ve taken your tours, now it’s time for you to apply. All we ask that you do is list us as your referral. We then confirm with them and wait for your move-in day for us to collect our check straight from the property. That’s how our service is FREE for you.

Frequently Asked Questions

Apartment complexes pay us when you lease with them. That is why we ask that you do not contact properties without letting us know. This ensures that we can receive payment and be the best resource we can for you during the moving process.

We cannot negotiate pricing for single units. However, our agents spend hours looking at apartments daily and know where the best specials are which can sometimes get you a little bit of a break on rent. Side Note: Not every property offers specials – but if they do we will know.

Yes! We require that everyone have their license to be able to work with us. Everyone in South Florida must follow this rule!

Unfortunately it is against the law to answer any questions based on demographics. But, when we are quizzing you at the beginning of the process we make sure to ask a lot of questions to get you in a place close to areas that might be of interest to you!

Alert the agent that you are working with a locator when you first meet/or contact them! You also need to write your agent’s name and South Florida Apartment Locating on the referral section of your application. If there is nowhere to write in, look for “How did you hear about us?” or “Referral source” and make sure you select “Locator” from the drop down menu.

There are certain properties that are considered “Escort Only” meaning that your locator (or a colleague) must meet you for the tour! They will not be able to receive credit for your lease if they are not with you which is why we ask that you keep in contact with them and let them schedule your tours for you!

We do know of some apartment communities that have townhome options. We only work with those types of townhomes. Currently we do not work with private rentals but stay tuned!

We offer a gift card to any client who finds their apartment themself! All you have to do is contact your locator BEFORE you tour so they can send over your information. If they work with locators we will send you a gift card on your move in day once we confirm your move in. Consider it a housewarming gift from us!

 You can start looking up to 120 days before you move. However, we train our agents that the best time is 75 days before. That gives you almost 2 weeks before your 60 day notice would need to be submitted to your property. We advise that you tour the property at your convenience. If you are a planner like us then it’s good to ask for a preliminary list and tours so that you can have an idea and your locator can get you the best deal on the market. The closer you get to move in typically the more you are going to pay…yikes. 

 A look and lease special is offered by a property management company when you tour. Most of the time they are written something like this “48 Hour Look and Lease gets one month free” meaning that if you lease within 48 hours of your tour you get a month for free. These specials pop up periodically so when your locator sends you one be ready to hop on it so you don’t lose out on the unit.

Most properties are on a 3x the monthly rent system meaning you must make 3 times the monthly rent as your gross income (before taxes). For example: if an apartment costs $1,500 per month, you’d need to bring in $4,500 per month before taxes to qualify.

 A co-signer is considered a tenant and can be a resident of the apartment they cosign for. The cosigner is also responsible for paying the rent and has the same liability as the primary tenant. A guarantor is the party that takes on the responsibility of paying the rent if the tenant fails to do so. Guarantors are NOT tenants and are not allowed to live in the unit. Typically guarantors must make 5-6 times the amount of rent while a co-signer must make 3 times the amount of rent.

Just let us know! Again communication is key, your locator can work with you on the decision making process to make sure you are completely comfortable with your choice. You might end up losing your application fees but that’s okay!
